What R3 Million Actually Buys You, Suburb by Suburb

One listing gets you a 1-bed flat. Another, almost the same price, gets you a 3-bed home. Both are live on Homelens right now.

R3 million sounds like a fixed number. Two live Homelens listings show how differently it actually plays out depending on where you're looking.

R2.995m: a one-bedroom in Sea Point

This one-bedroom apartment in Sea Point is listed at R2,995,000. Homelens scores it a fair deal for what it is — but what it is, is one bedroom.

R3.19m: a three-bedroom in Kenilworth

This three-bedroom apartment in Kenilworth is listed at R3,190,000 — about 6% more than the Sea Point flat. For that extra 6%, the bedroom count triples.

Same rough budget. One gets you a one-bed by the water. The other gets you a three-bed inland. Neither price is wrong — they're just buying completely different things.

The pattern across the wider market

This isn't a one-off pairing. Looking at median price per square metre across ten Cape Town suburbs, R3 million converts to wildly different amounts of space:

  • Sea Point — ~41m²
  • Cape Town City Centre — ~60m²
  • Vredehoek — ~64m²
  • Observatory — ~76m²
  • Rondebosch — ~80m²
  • Woodstock — ~84m²
  • Claremont — ~85m²
  • Zonnebloem — ~91m²
  • Pinelands — ~102m²
  • Kenilworth — ~108m²

That's a 41m² flat in Sea Point versus a 108m² home in Kenilworth — for the same money. Someone searching "R3m, Cape Town" with no suburb preference is, without realising it, choosing between a small flat near the water and a full family home a few kilometres inland.

Why the gap exists

Price per square metre in Cape Town tracks proximity to the water, the CBD and established lifestyle areas far more than it tracks the size or quality of what's being built. Sea Point and the City Centre sit at a premium for location; Kenilworth and Pinelands offer comparable or better-built stock at a fraction of the per-m² cost, simply because they're further from the coastline.

What this means if you're searching

If space matters more than the specific suburb, widening your search inland can more than double what your budget buys — the Sea Point vs. Kenilworth listings above show it in real rands. If location matters more than size, you now know exactly how much square footage you're trading for it.
